New construction
New Homes in Bullhead City, AZ
A local guide for buyers who want a new build, and an agent who is on their side of the table.
Why buy new here
Why buy a new home in Bullhead City
I am Amy Casanova, a local Realtor with Keller Williams Arizona Living Realty. I have been licensed since 2013, and Kingman has been home since 1995. If you are comparing new construction in Bullhead City, I would rather walk it with you than have you sort the paperwork alone.
A new home has not had another owner. On a home that is still to be built, you may get to choose the floor plan and finishes. Or you may want one that is already finished and ready to walk through. Both are part of new construction in Bullhead City, and they are not the same purchase.
Century Complete, Legacy Homes, and local spec builders are the names I can point to right now. Fort Mohave and Mohave Valley are on their own page, new homes in Fort Mohave and Mohave Valley. Kingman has one too, new homes in Kingman. Buying new is not automatically simpler. The contract, the timeline, the lot price, and who represents you are different from a resale. That is the part I want to handle with you.
Prices in the table are asking prices as of October 2026. Prices and HOA dues change. Ask me for current details. The Bullhead City market update is separate from this new-home list.

Price
What new homes cost
The table is the range. Home prices below are asking prices as of October 2026. Sunbeam starts at $219,990. Montano Ridge Estates starts at $279,990. North Fork at Laughlin Ranch starts from about $289,990. Ironwood at North Fork starts from about $406,990. Belle Air Heights is asking about $550,000 for the current home. Riviera area spec homes are roughly $214,000 to $290,000. Scattered lots are roughly $325,000 to $365,000.
Those are base or asking figures. A lot premium, an upgrade, or an incentive can move the number you actually pay. The Ironwood at North Fork and North Fork at Laughlin Ranch starting figures say "about" because I could not read a settled builder price sheet for those two. Prices and HOA dues change. Ask me for current details.
If you tell me the size and the area you want, I will price it against what is actually for sale, including homes the builder has not put on the MLS yet.
Before the first visit
What to know before you tour
The short version: call me before you walk a model or take a self-guided tour. The rest is why.
Bring your own agent
The person greeting you at a builder's model home works for the builder. You can still bring your own buyer's agent. That agent's job is to represent you: comparing communities, reading the purchase contract, and staying with the build. Register your agent before the first tour, including a self-guided tour. Some builders will not pay an agent who was not introduced first.
What representation costs
Many builders pay the buyer's agent as part of the sale, so representation often does not add a separate fee for the buyer. That is common. It is not a guarantee. Each builder sets its own policy, and the contract is what controls it. Ask before you tour.
Incentives
Builders sometimes advertise help with closing costs or a limited-time price. I am not quoting an offer here. Offers change, and the terms are what matter. Ask me what is actually available before you visit, and we will get it in writing.
Lot premiums
A lot premium is an extra charge for a particular homesite, often for a view, a corner, or a bigger lot. It sits on top of the base price of the floor plan. The builder sets the amount for that lot. I will not guess a number here.
HOA
The community table shows the dues for October 2026. Sunbeam is $50 a month. Montano Ridge Estates is $125 a month. North Fork at Laughlin Ranch is $127 a month. Ironwood at North Fork is $130 a month. Belle Air Heights is $115 a quarter. Some spec-home listings do not show an HOA, which is not the same as a promise that there is none. Dues change. Ask me, and we will read the documents before you choose a lot.
Timelines
A move-in ready home can close on a more ordinary purchase timeline. A home that is not built yet follows the builder's construction schedule, which can move. Ask me for the current schedule on the lot you like.
Inspections on a new build
A new home can still have items you want a second set of eyes on. The city's inspections and the builder's own walkthrough are not a substitute for an inspector who is working for you. I recommend a buyer's inspection on a new build. What you can inspect, and when, is a contract question. We will read that part before you waive anything.
The builder's lender
A builder's preferred lender can be worth comparing. It is not the only path. You can still talk with your own lender, and we will put the two side by side before you commit.

I can still go through a builder's own list with you. That part is a conversation, not a search filter.

Can I bring my own agent to a Bullhead City model home?
Yes. The salesperson at the model represents the builder. Your own buyer's agent represents you: comparing communities, reading the contract, and staying with the home through construction. Register that agent before the first tour, including a self-guided tour. Century Complete's inquiry form asks whether you are a realtor. Some builders will not compensate an agent who was not registered up front.
Does new construction representation cost the buyer extra?
Often the builder pays the buyer's agent as part of the sale, which can mean no separate fee for you. That is a builder policy and a contract term, not a promise. Ask before you tour, and read what the contract actually says.
Which builders have new home communities in Bullhead City?
Century Complete is at Sunbeam, Montano Ridge Estates, and North Fork at Laughlin Ranch. Legacy Homes is at Ironwood at North Fork. Fenior Homes has a current home in Belle Air Heights. Smaller spec builders are working in the Riviera area and on scattered lots. Moyer Construction, A Better Builder, Morgan Taylor Homes, and Evolution Building build custom or semi-custom homes. Call or text me if you hear about a community that is not on this list.
