Why buy new here

Why buy a new home in Fort Mohave and Mohave Valley

I am Amy Casanova, a local Realtor with Keller Williams Arizona Living Realty. I have been licensed since 2013, and Kingman has been home since 1995. If you are comparing new construction in Fort Mohave or Mohave Valley, I would rather walk it with you than have you sort the paperwork alone.

A new home has not had another owner. On a home that is still to be built, you may get to choose the floor plan and finishes. Or you may want one that is already finished and ready to walk through. Both are part of new construction here, and they are not the same purchase.

This page covers Fort Mohave and Mohave Valley together. El Rio Country Club is in Mohave Valley. Bullhead City is a different set of communities, on its own page: new homes in Bullhead City. Buying new is not automatically simpler. The contract, the timeline, the lot price, and who represents you are different from a resale. That is the part I want to handle with you.

Prices in the table are asking prices as of October 2026, except where the row says plans. Prices and HOA dues change. Ask me for current details. The Fort Mohave market update is separate from this new-home list. The newer-homes button below covers Fort Mohave. Mohave Valley is not in that search.

Neighborhoods

Where new homes are being built

Fairway Village Estates, The Borgata on Mountain View, Patriot Estates, and Los Lagos are the named communities in Fort Mohave. Angle is building at El Rio Country Club in Mohave Valley and on scattered Fort Mohave lots. Desert Lakes is coming soon, not open. I am not stating a Fairway Village Estates price, because the current asking prices are not confirmed.

These are asking prices as of October 2026. Angle rows are plan prices. Prices and HOA dues change. Ask me for current details. On a phone, swipe the table sideways.

Desert Lakes is a future Century Complete community in Fort Mohave, at Joy Lane and Club House Drive. Century's page says coming soon. There is no price to publish yet, and it is not open. There is no HOA.

El Rio Country Club is in Mohave Valley, not inside the Fort Mohave city limits. I kept it on this page because buyers shop the two together. The live search button does not include it.

Bullhead City new construction is not mixed in here. That guide is new homes in Bullhead City. Kingman's is new homes in Kingman.

Who is building

Builders and communities

These are the builders I can point to from a public page or a current listing. If another builder opens a community in Fort Mohave or Mohave Valley, I will tell you when we talk. I am not going to add a name I cannot show you.

Grand Canyon Development

Grand Canyon Development is the builder named on homes at The Borgata on Mountain View, a gated community in Fort Mohave. Homes there are roughly $580,000 to $625,000 asking, with HOA dues of $25 a month.

Patriot Estates and Design Homes

Patriot Estates and Design Homes are building in Patriot Estates and on the Los Lagos waterfront in Fort Mohave. Current homes are around $650,000 asking. HOA dues are $25 a month in Patriot Estates and about $198 a month on the waterfront.

Fenior Homes

Fenior Homes is building at Los Lagos, The Greens, a gated community in Fort Mohave. Homes start from about $685,000, with HOA dues of about $67 a month.

Build-U-Rite Construction and Castro Construction

Build-U-Rite Construction and Castro Construction have smaller homes in Sun Valley, Tierra Verde, and Mohave Valley. Asking prices run from about $255,000 to about $300,000. The listings I checked did not show an HOA.

Angle Homes

Angle has plans on scattered lots in Fort Mohave, from $319,000 to $389,500, and at El Rio Country Club in Mohave Valley, a gated golf community, from $348,500 to $439,500. Those are plan prices from Angle's available-homes page. El Rio Country Club HOA dues are $60 a month. I do not have a confirmed HOA for the Fort Mohave lots.

Century Complete

Desert Lakes in Fort Mohave is coming soon. Century has not posted a price, so the price says to be announced. There is no HOA. Coyote Run, an earlier Century community in Fort Mohave, is sold out, so it is not in the table. Register your agent before you tour, including a self-guided tour, once a model is open.

Price

What new homes cost

Every dollar figure on this page is an asking price as of October 2026, or a builder plan price where the row says plans. I am not stating a number for Fairway Village Estates. The current asking prices are not confirmed. Desert Lakes has no price yet.

Angle's Fort Mohave plans run from $319,000 to $389,500. El Rio Country Club plans run from $348,500 to $439,500. The Borgata on Mountain View homes are roughly $580,000 to $625,000 asking. Patriot Estates and the Los Lagos waterfront are around $650,000 asking. Los Lagos, The Greens, starts from about $685,000. Sun Valley, Tierra Verde, and Mohave Valley infill run from about $255,000 to about $300,000.

A lot premium, an upgrade, or an incentive can move the number you actually pay. Prices and HOA dues change. Ask me for current details. If you tell me the size and the area you want, I will price it against what is actually for sale, including homes the builder has not put on the MLS yet.

Before the first visit

What to know before you tour

The short version: call me before you walk a model or take a self-guided tour. The rest is why.

Bring your own agent

The person greeting you at a builder's model home works for the builder. You can still bring your own buyer's agent. That agent's job is to represent you: comparing communities, reading the purchase contract, and staying with the build. Register your agent before the first tour, including a self-guided tour. Some builders will not pay an agent who was not introduced first.

What representation costs

Many builders pay the buyer's agent as part of the sale, so representation often does not add a separate fee for the buyer. That is common. It is not a guarantee. Each builder sets its own policy, and the contract is what controls it. Ask before you tour.

Incentives

Builders sometimes advertise help with closing costs or a limited-time price. I am not quoting an offer here. Offers change, and the terms are what matter. Ask me what is actually available before you visit, and we will get it in writing.

Lot premiums

A lot premium is an extra charge for a particular homesite, often for a view, a corner, or a bigger lot. It sits on top of the base price of the floor plan. The builder sets the amount for that lot. I will not guess a number here.

HOA

The community table shows the dues for October 2026. Fairway Village Estates is $150 a quarter. The Borgata on Mountain View is $25 a month. Patriot Estates is $25 a month, and the Los Lagos waterfront is about $198 a month. Los Lagos, The Greens, is about $67 a month. El Rio Country Club is $60 a month. Desert Lakes has no HOA. Angle's Fort Mohave lots do not have a confirmed HOA on this page. Some infill listings do not show an HOA, which is not the same as a promise that there is none. Dues change. Ask me, and we will read the documents before you choose a lot.

Timelines

A move-in ready home can close on a more ordinary purchase timeline. A home that is not built yet follows the builder's construction schedule, which can move. Ask me for the current schedule on the lot you like.

Inspections on a new build

A new home can still have items you want a second set of eyes on. The city's inspections and the builder's own walkthrough are not a substitute for an inspector who is working for you. I recommend a buyer's inspection on a new build. What you can inspect, and when, is a contract question. We will read that part before you waive anything.

The builder's lender

A builder's preferred lender can be worth comparing. It is not the only path. You can still talk with your own lender, and we will put the two side by side before you commit.

Common questions

Can I bring my own agent to a Fort Mohave model home?

Yes. The salesperson at the model represents the builder. Your own buyer's agent represents you: comparing communities, reading the contract, and staying with the home through construction. Register that agent before the first tour, including a self-guided tour. Some builders will not compensate an agent who was not registered up front.

Does new construction representation cost the buyer extra?

Often the builder pays the buyer's agent as part of the sale, which can mean no separate fee for you. That is a builder policy and a contract term, not a promise. Ask before you tour, and read what the contract actually says.

Which builders have new home communities in Fort Mohave and Mohave Valley?

Fairway Constructors is building Fairway Village Estates. Grand Canyon Development is at The Borgata on Mountain View. Patriot Estates and Design Homes are in Patriot Estates and on the Los Lagos waterfront. Fenior Homes is at Los Lagos, The Greens. Build-U-Rite Construction and Castro Construction have infill homes in Sun Valley, Tierra Verde, and Mohave Valley. Angle Homes has plans at El Rio Country Club in Mohave Valley and on scattered lots in Fort Mohave. Century Complete's Desert Lakes is coming soon and is not open. Call or text me if you hear about a community that is not on this list.

What do new homes in Fort Mohave and Mohave Valley cost?

The table on this page is the breakdown. These are asking prices as of October 2026, except the Angle rows, which are the builder's plan prices. I am not stating a number for Fairway Village Estates, because the current asking prices are not confirmed. Desert Lakes does not have a price yet. Angle's Fort Mohave plans run from $319,000 to $389,500. El Rio Country Club plans run from $348,500 to $439,500. The Borgata on Mountain View homes are roughly $580,000 to $625,000 asking. Ask me for the current number on a homesite.

Should I get an inspection on a new build?

I recommend your own inspection. City inspections and the builder's walkthrough are not the same as an inspector who works for you. What you can inspect, and when, depends on the contract. We will read that before you waive anything.

Some do, and Desert Lakes does not. Fairway Village Estates is $150 a quarter. El Rio Country Club is $60 a month. The Borgata on Mountain View is $25 a month.
